for Landlords
The aim of CalonLettings is to increase the quantity of housing available to people
on low incomes by improving the level of assistance and support available to landlords
and tenants alike.
Cadwyn recognises the important role that private sector landlords play in meeting
the housing needs of local people. Private landlords often feel isolated and ‘on
their own’ with the sometimes difficult and complex business of letting properties.
Successfully managing a rented property can be very demanding.
Some landlords are reluctant to take people on low incomes and you will often see
‘No DSS’ alongside accommodation adverts in the paper. This makes it difficult for
people on low incomes to access suitable and affordable accommodation. As a landlord
you will have reasons for accepting or not accepting tenants on low incomes.
- Tenants on low incomes are no more likely to default on rent payments than people
on higher incomes.
- Benefit takes too long to process
Cadwyn has over 30 years experience of successfully managing homes in Cardiff many
of which are let to the most disadvantaged. We own, manage and maintain 1100 homes
located throughout the central areas of Cardiff. We will use that knowledge and
experience to provide Landlords with a full management service under the CalonLettings
banner.
What type of properties are we looking for?
We are looking for all types of properties mainly in the central areas of Cardiff.
We are offering a hassle free full management and repairs reporting service at competitive
prices.

- Routine repairs up to the value of £200 per annum covered within the charges
- Charges consist of initial setup fee plus commission
- Fees and Commission deducted monthly from rents
Rent
Landlords must be prepared to accept Housing Benefit payments to cover the rent.
These payments will be based on the tenant’s entitlement to this benefit and the
tenant must meet any shortfall. HB will be paid directly to Cadwyn and forwarded
to the Landlord via BACS on a monthly basis.
Tenants: The tenancy agreement will be between CalonLettings and the tenant.
CalonLettings keep our rents to Landlords within the Local Housing Allowance. This
is updated monthly by Cardiff County Council.
